Someone Paid $625,000 for This Coolangatta Home in 2009. It Just Sold for $1,640,000.
54 Garrick Street, an elevated three-bedroom house with an ocean glimpse, sold for $1,640,000 in July 2026, sixteen years after a $625,000 purchase. How the change compares with Coolangatta and its neighbouring suburbs, the sales nearby, and a market where homes are taking longer to sell.
A Coolangatta home bought for $625,000 in 2009 sold for $1,640,000 this winter, presented much as it was sixteen years ago. This article sets that result beside what typical houses in Coolangatta, Bilinga and Tugun did over the same years, what the records show about the home, the sales around it, and how long its campaign took, in a Gold Coast market where homes are now taking longer to sell.
54 Garrick Street, Coolangatta, sold for $1,640,000 in July 2026, sixteen and a half years after it last changed hands for $625,000 in December 2009.1 Both prices come from public sales records. The sale went through in the same months that Gold Coast homes began taking noticeably longer to sell, which makes it a useful piece of evidence: it shows what one Coolangatta seller achieved in this market, not the market of a year ago.
The market around it has changed since the autumn. Across 22 Gold Coast postcodes, homes that had been listed for 60 to 180 days without selling rose from 1,288 in March 2026 to 2,707 in September, the latest month published. A year earlier, in September 2025, the figure was 1,479.2 The median Gold Coast house that sold in the three months to September had been on the market for 40 days, across 708 sales, up from 26.5 days for the three months to March.3 And on 29 September 2026 the Reserve Bank raised the cash rate to 4.60%; its next decision is due on 3 November.4 I set out what these indicators have historically been associated with in Unsold Gold Coast homes have doubled since March. This article looks at one sale inside that picture.

The difference between the 2009 purchase price of $625,000 and the 2026 sale price of $1,640,000: an increase of 162.4% over sixteen and a half years. That is a gross figure. Sales records do not show stamp duty, selling costs or anything spent on the home in between.
How the result compares with the area
Coolangatta records few house sales. In the twelve months to September 2026, Fields records hold only 12 Coolangatta house sales. A median built on that few sales can swing a long way on one or two results, so the fairest yardstick here is the wider southern strip: houses in Coolangatta, Bilinga and Tugun together.
Across those three suburbs, the typical house sold for $512,500 in 2009, across 46 house sales. In the twelve months to September 2026 it was $1,640,000, across 53 house sales.5 That is a rise of 220.0%. Coolangatta on its own tells a similar story on thinner numbers: its rolling twelve-month house median moved from $626,500 (18 sales, 2009) to $1,787,500 (10 sales, the twelve months to September 2026), a rise of 185.3%.6

In 2009 this home cost about 22% more than the typical house across the three suburbs. In 2026 it sold for exactly their median. Its gain was smaller than either benchmark's. The listings suggest one likely reason: the medians can include homes rebuilt or renovated over sixteen years, while this one, by the 2026 listing's own description, was an original home, not overdone.
Against homes like it, the price sits a little higher. Across 23 three-bedroom house sales in Coolangatta, Bilinga and Tugun in the twelve months to September 2026, the median was $1,550,000, and this sale landed $90,000 above it.5
What the records show about the home
Our property record holds a 405 m² block and a house built around 2000, with three bedrooms and two bathrooms.7
The house, then and now. When it sold in 2009, the listing described a renovated three-bedroom home about 500 metres from the Coolangatta and Kirra beaches, elevated for ocean glimpses and breezes, with floor-to-ceiling windows, polished timber floors, sound-insulated walls, a large open-plan kitchen, and a downstairs rumpus or office with its own entrance and bathroom.8 The 2026 listing describes the same picture: an original three-bedroom, two-bathroom home, elevated enough to catch the breeze and a glimpse of the ocean, within walking distance of Kirra Beach, Snapper Rocks and Duranbah.9 Little in the two descriptions suggests major work between the sales, which makes this a reasonably clean read on what the market did to one Coolangatta house.

The block. Across 51 house sales in the three suburbs with a recorded block size, the median block was 600 m², and only 2 sat on less land than 54 Garrick Street; 10 more sat on exactly 405 m².5 405 m² is a common lot size in these streets: three of the nearby sales below sit on it too. What it carries here is position: the elevation, the outlook and the walk to three surf beaches.

Four houses within about 480 metres sold between $1,410,000 and $2,220,000 in the past year, three of them on 405 m² lots. 54 Garrick Street's $1,640,000 sits in the lower half of that range. 98 Dutton Street, also three bedrooms on 405 m², sold for $2,220,000 in June, and its listing described an elevated home with a large covered entertaining area; 18 Stapylton Street, three bedrooms on a larger block, sold for $1,595,000. We cannot see inside these homes or their contracts, so the table shows what each sold for, not why.
The campaign
The home was advertised without a price, as "Contact Agent", and sold by private treaty after about 96 to 100 days on the market.1 For context, across the five southern-beaches suburbs we pool for selling times (Palm Beach, Currumbin, Tugun, Bilinga and Coolangatta), the median house sold in the June quarter of 2026 had been advertised for 36 days, across 43 sales.11 This campaign ran from mid-April into July, close to three times that. A "Contact Agent" listing leaves buyers to form their own view of the price from the evidence nearby, and I explain how that method works in this short video on Contact Agent listings.
I have given the month rather than a date, because the records disagree by ten days: the property's public sales history dates the sale 13 July 2026, while two separate sold records date it 23 July.
What this one sale can and cannot tell you
One sale does not set a market, and this result was agreed in winter, before the September rate rise. Since then the Gold Coast indicators above have continued to describe longer selling times and more unsold stock.
What the sale does show is narrower and firmer. An elevated Coolangatta house, little changed since 2009, sold in mid-2026 at the median for houses across Coolangatta, Bilinga and Tugun, after a longer-than-usual campaign. Whether results like this continue as stock builds is something the next few months of recorded sales will show, and I will report them as they come in.
Fields Real Estate was not involved in either sale of this property.

Method notes. Purchase: $625,000, dated 2 December 2009 in public sales records. Sale: $1,640,000, private treaty; the property's public sales history dates it 13 July 2026 (96 days advertised) and two other sold records date it 23 July 2026 (100 days), so the month is given. The 162.4% change is gross and excludes transaction costs and any money spent on the home. Because Coolangatta recorded only 12 house sales in the latest twelve months, the main comparison pools Coolangatta, Bilinga and Tugun houses from Fields sales records; the 2009 figures rest on older, thinner records and are a guide only. Bedroom-based comparisons use the bedroom counts on our records for each sale. Listing descriptions are paraphrased. Fields records cover the sales we hold, not necessarily every sale in the suburb.
