A 2024 study published in Real Estate Economics examined which agent characteristics most influence sale price outcomes.

The strongest predictor of sale price was how closely an agent operates within their own micro-market. Agents working inside their core market — who understand which buyers are active, what they've already bid on, and how far they're willing to stretch — achieved prices around 1.2% higher on average than agents operating outside their territory.

On a $1,000,000 home, that difference represents $12,000.

The Fields approach

Fields was built around that insight. Rather than trying to cover everything, we specialise in entry-to-mid market houses and focus on just three suburbs.
