Someone Paid $410,000 for This Mudgeeraba Home in 2008. It Just Sold for $1,320,000.
12 Stockman Crescent, a renovated four-bedroom house on 700 m², sold for $1,320,000 in September 2026, eighteen years after a $410,000 purchase. How the change compares with the Mudgeeraba median, what changed in between, the sales nearby, and a market where homes are taking longer to sell.
A Mudgeeraba home bought for $410,000 in 2008 sold for $1,320,000 in September. In between, it was renovated throughout. This article sets the result beside what the typical Mudgeeraba house did over the same eighteen years, what the records show changed, the sales around it, and how long its campaign took, in a Gold Coast market where homes are now taking longer to sell.
12 Stockman Crescent, Mudgeeraba, sold for $1,320,000 in September 2026, eighteen years after it last changed hands for $410,000 in September 2008.1 Both prices come from public sales records. The sale went through in the same months that Gold Coast homes began taking noticeably longer to sell, which makes it a useful piece of evidence: it shows what one Mudgeeraba seller achieved in this market, not the market of a year ago.
The market around it has changed since the autumn. Across 22 Gold Coast postcodes, homes that had been listed for 60 to 180 days without selling rose from 1,288 in March 2026 to 2,707 in September, the latest month published. A year earlier, in September 2025, the figure was 1,479.2 The median Gold Coast house that sold in the three months to September had been on the market for 40 days, across 708 sales, up from 26.5 days for the three months to March.3 And on 29 September 2026 the Reserve Bank raised the cash rate to 4.60%; its next decision is due on 3 November.4 I set out what these indicators have historically been associated with in Unsold Gold Coast homes have doubled since March. This article looks at one sale inside that picture.
+$910,000
The difference between the 2008 purchase price of $410,000 and the 2026 sale price of $1,320,000: an increase of 222.0% over eighteen years. That is a gross figure. Sales records do not show stamp duty, selling costs or what was spent on the home in between, and in this case the listing shows a good deal was.
How the result compares with the suburb
The fairest yardstick is what Mudgeeraba house prices did over the same stretch. On the Fields rolling twelve-month median, the typical Mudgeeraba house sold for $490,500 in the twelve months to September 2008, across 214 house sales. In the twelve months to September 2026 it was $1,380,000, across 149 house sales.5 That is a rise of 181.3%.

This home outran the suburb. It was bought for about 16% less than the typical Mudgeeraba house in 2008 and sold for about 4% less in 2026, closing most of that gap. The records point to the likely reason, which is what happened to the house in between.
What changed in between
When it sold in 2008, the listing described a four-bedroom, two-bathroom home on a slightly elevated block, with a lounge and a separate family room, a double garage, a pool in the back yard, and side room for a boat or caravan. It was pitched as suitable for an investor.6
The 2026 listing describes the same home renovated throughout: a new kitchen, bathrooms, flooring and fencing, a fireplace, a pool area with an oversized covered patio, new landscaping, a restored roof, air conditioning in every room, full insulation and block-out blinds.7

So the 222.0% is not a pure market figure. It combines eighteen years of Mudgeeraba price growth with a renovation the records do not cost. If the house had simply kept pace with the suburb, $410,000 in 2008 would correspond to roughly $1,153,000 at today's median. The sale came in about $167,000 above that. That difference is not a measure of what the renovation cost or what it was worth on its own, because other things also changed over eighteen years. It is the part of the result that ordinary suburb growth does not explain.
Our property record holds a 700 m² block and about 187 m² of internal floor area, with the home built around 1994.8
In the twelve months to September 2026, Fields records hold 48 four-bedroom Mudgeeraba house sales. Their median price was $1,392,500, and their median block was 801.5 m²; 11 of the 48 sat on less land than 12 Stockman Crescent.9 So this is a fully renovated four-bedroom house on a block a little smaller than most four-bedroom sales, and it sold $72,500 below the four-bedroom median. For a buyer, that combination carries its own value: the renovation work already done, on a block with less garden to keep, at a price under what four-bedroom Mudgeeraba houses typically went for.

Four four-bedroom houses within about 560 metres sold between $1,185,000 and $1,380,000 this year. 12 Stockman Crescent's $1,320,000 sits inside that range, close to 25 Kerala Court ($1,305,000) and below 48 Sugarglider Lane ($1,380,000), both on 600 m². We cannot see inside these homes or their contracts, so the table shows what each sold for, not why.
The campaign
Our listing record shows the home advertised at $1,349,000. It sold by private treaty for $1,320,000, which is $29,000 or 2.1% below that figure, 92 days after it was first advertised.1 For context, across the twelve months to September 2026 the median Mudgeeraba house that sold had been advertised for 27.5 days, across 84 sales. For sales in the three months to September 2026 it was 32.5 days, across 24 sales.11 This campaign ran through June, July and August, more than three times the suburb's twelve-month median, in the same months that selling times across the wider Gold Coast were lengthening.
What this one sale can and cannot tell you
One sale does not set a market. This sale was recorded on 2 September, before the September rate rise, and since then the Gold Coast indicators above have continued to describe longer selling times and more unsold stock.
What the sale does show is narrower and firmer. A renovated four-bedroom Mudgeeraba house sold in spring 2026 within the range of the four-bedroom sales around it, and over eighteen years its owners' result ran ahead of the suburb's median, with a renovation the listing set out in detail. Whether results like this continue as stock builds is something the next few months of recorded sales will show, and I will report them as they come in.
Fields Real Estate was not involved in either sale of this property.

Method notes. Purchase: $410,000, dated 6 September 2008 in public sales records. Sale: $1,320,000, dated 2 September 2026 in public sales records and in the advertised listing record. The 222.0% change is gross and excludes transaction costs and any money spent on the home. The "kept pace" figure of about $1,153,000 is $410,000 multiplied by the change in the Mudgeeraba twelve-month house median ($490,500 to $1,380,000); it is an illustration, not a valuation. Advertised price: our listing record holds $1,349,000; we do not hold a history of price changes for this campaign. Bedroom-based comparisons use the bedroom counts on our records for each sale.
