Bought for $1,200,000 in 2020. This Burleigh Waters Home Now Asks Offers Over $4,000,000.
19 Sandpiper Drive, a four-bedroom house on a 708 m² corner block, last sold for $1,200,000 in January 2020. It is now listed with offers over $4,000,000. How that compares with the suburb median and the 21 nearby sales of 2026.
A Burleigh Waters home bought for $1,200,000 in January 2020 is now on the market with offers invited over $4,000,000. This article sets out the listing details, then places that figure beside what the typical Burleigh Waters house did over the same years, the nearby sales that show what homes like it have sold for in 2026, how rare a $4,000,000 sale is in the suburb, and the wider Gold Coast market the campaign is running in.
19 Sandpiper Drive, Burleigh Waters, was listed on 26 October with offers invited over $4,000,000, closing 30 November. It last changed hands for $1,200,000 in January 2020.1 Both figures are on the public record: the 2020 price from sales records, the 2026 figure from the agent's own price guide.

The 2026 listing describes an award-winning two-storey home on a fully fenced 708 m² corner block, in the pocket of Burleigh Waters it calls the "Diamond Triangle": four bedrooms upstairs, living areas on both levels, a cathedral-ceiling kitchen with a butler's pantry, a magnesium pool with a poolside pavilion, a fire pit and a kitchen garden.2 Our property record holds the same 708 m² corner lot, with the home inside the Burleigh Heads State School catchment.3
+$2,800,000
The gap between the 2020 purchase price of $1,200,000 and the 2026 price guide of $4,000,000: an increase of 233.3% in a little under seven years. That is a gross figure set against an asking floor, not a sale. Sales records do not show stamp duty, holding costs or what has been spent on the home since 2020.
How the figure compares with the suburb
The fairest yardstick is what Burleigh Waters house prices did over the same stretch. On the Fields rolling twelve-month median, the typical Burleigh Waters house sold for $860,000 in the twelve months to March 2020, across 224 house sales. In the twelve months to September 2026 it was $1,927,500, across 200 house sales.4 That is a rise of 124.1%.

In 2020 the home was bought for about 40% more than the typical Burleigh Waters house. The 2026 price guide is a little more than twice the suburb median. Had it simply kept pace with the median, $1,200,000 in January 2020 would correspond to roughly $2,690,000 today. The price guide sits about $1,310,000 above that. That difference is not a measure of what any work on the home cost or added, and the records do not show what stood on the block in 2020. It is the part of the asking figure that ordinary suburb growth does not explain, and it is what the campaign is asking buyers to weigh.

The sales around it
The best evidence for any asking figure is what similar homes nearby have sold for recently. These are every house with four or more bedrooms within about 650 metres of Sandpiper Drive that sold with a disclosed price between January and October 2026 on our records, leaving out homes on the lake or canals, which trade on a different footing.5

Block sizes are cadastral lot areas; bedroom counts are from our property records. *Our records hold no block size or water-frontage reading for 66 Acanthus Avenue. Four further nearby sales in the period had undisclosed prices. 19 Sandpiper Drive: 4 bedrooms, 708 m².
Twenty-one nearby houses sold between $1,900,000 and $6,100,000 this year, with a middle figure of $2,450,000. Four cleared $4,000,000: 66 Acanthus Avenue, 30 Aruma Avenue, 5 Comet Court and 22 Bluejay Street. The three in Burleigh Waters each sit on a smaller block than 19 Sandpiper Drive. The nearest sale with a disclosed price, 4 Curlew Crescent, about 60 metres away, sold for $3,500,000 in March on 607 m².
Closer still, 17A Sandpiper Drive, on the same street, sold on 31 March 2026 after a campaign advertised at offers over $4,150,000. Its price was not disclosed, so it is not in the table, but it shows a campaign at this level has already run, and sold, on Sandpiper Drive this year.6
So the $4,000,000 floor places this home among the top few sales around it, not the typical one: it asks buyers to see it alongside those four. We cannot see inside these homes or their contracts, so the table shows what each sold for, not why.
How rare a $4,000,000 sale is here
Of the 157 Burleigh Waters house sales with a disclosed price on our records in the twelve months to September 2026, seven were at $4,000,000 or more, about one in 22.7 Three of those seven are in the table above. A $4,000,000 result in Burleigh Waters is uncommon but no longer isolated: across the past twelve months it has happened roughly once every seven weeks.

The market the campaign is running in
The campaign opens in a Gold Coast market that has changed since the autumn. Across 22 Gold Coast postcodes, homes that had been listed for 60 to 180 days without selling rose from 1,288 in March 2026 to 2,707 in September, the latest month published.8 The median Gold Coast house that sold in the three months to September had been on the market for 40 days, up from 26.5 days for the three months to March.9 A growing stock of homes sitting unsold, with selling times lengthening alongside it, has historically been associated with buyers having more choice and more time, and with downward pressure on asking prices; I set out that evidence in Unsold Gold Coast homes have doubled since March. On 29 September the Reserve Bank raised the cash rate to 4.60%.10
The sales above all went through in 2026, most of them in the middle of the year, as those indicators were turning. The top four show that $4,000,000-plus buyers were active within a few streets of Sandpiper Drive this year. A closing date of 30 November means this campaign will test that demand in the market as it stands now.
What this listing can and cannot tell you
A price guide is the start of a conversation, not a result. Until 19 Sandpiper Drive sells, the $4,000,000 figure tells us what the vendor and agent are inviting, and the sales above tell us what buyers near it have paid this year. When it sells, we will set the result beside this evidence.
