Bought for $1,350,000 in 2024, This Burleigh Waters Home Sold for $1,600,000 in 2026

15 Anthony Drive, a three-bedroom house on 603 m², sold for $1,600,000 in winter 2026, about 20 months after a $1,350,000 purchase. How the 18.5% change compares with the Burleigh Waters median, the sales on its street, and a market where homes are taking longer to sell.

15 Anthony Drive, Burleigh Waters, sold for $1,600,000 in winter 2026, about 20 months after it last changed hands for $1,350,000 in late 2024. Both prices come from public sales records. The sale went through in the same months that Gold Coast homes began taking noticeably longer to sell, which makes it a useful piece of evidence: it shows what one Burleigh Waters seller achieved in this market, not the market of a year ago.

The market around it has changed since the autumn. Across 22 Gold Coast postcodes, homes that had been listed for 60 to 180 days without selling rose from 1,288 in March 2026 to 2,618 in August. The median Gold Coast house that sold in the three months to August had been on the market for 40 days, up from 26 days for the three months to March. And on 29 September 2026 the Reserve Bank raised the cash rate to 4.60%, its fourth rise this year. I set out those indicators in detail in Unsold Gold Coast homes have doubled since March. This article looks at one sale inside that picture.

+$250,000

The difference between the late-2024 purchase price of $1,350,000 and the winter-2026 sale price of $1,600,000: an increase of 18.5%. That is a gross figure. Sales records do not show stamp duty, selling costs or anything spent on the home in between.

How the result compares with the suburb

The fairest yardstick for an 18.5% change is what Burleigh Waters house prices did over roughly the same stretch. On the Fields rolling twelve-month median, the typical Burleigh Waters house sold for $1,602,500 in the twelve months to December 2024. In the twelve months to June 2026 it was $1,917,500, across 216 house sales. That is a rise of 19.7%.

So this home's gain sits almost exactly on the suburb's. On these figures it neither outran Burleigh Waters nor lagged it. In a market where many owners are unsure whether recent gains still hold, that is the main thing this sale shows: a seller in mid-2026 achieved a result in line with the suburb's twelve-month movement.

The price itself sits below the suburb median, which is expected for the type of home. The $1,917,500 median covers every house size. Across 89 three-bedroom house sales in Fields records from July 2024 to August 2026, the median was $1,475,000, and this sale landed $125,000 above it.

What the records show about the home

This is a three-bedroom house on a 603 m² block. Two features stand out against recent sales.

The block. In the year to June 2026, Fields records hold 36 three-bedroom house sales in Burleigh Waters with a recorded block size. Their median block was 472.5 m², and 24 of the 36 sat on less land than 15 Anthony Drive. Across all house sizes the median block was 634 m², so 603 m² is an ordinary size for a Burleigh Waters house. It is a generous one for a three-bedroom house. The aerial photo from the 2026 campaign shows how the land is used: a front lawn, the house, and a back yard holding a pool and an open lawn.

The condition. The 2026 listing described the home as well maintained, with a practical layout suited to families, renovators or investors. That is not a home presented as freshly renovated, and it still reached $1,600,000. For a buyer, that kind of home carries its own value: a full-size block and a well-maintained house, with the timing and scope of any work left to the new owner.

We cannot see inside the contract, so we cannot say which of these features weighed most with the buyer. What we can do is set the result beside the sales around it.

The closest comparison is a few doors along the same street. 25 Anthony Drive, also three bedrooms on 603 m², sold for $1,680,000 in May 2026. Its listing also pitched the home on its potential to renovate. Two near-identical blocks on one street sold weeks apart, $80,000 apart.

39 Grebe Place, another three-bedroom house on 603 m², sold for $1,600,000 in spring 2025. Its listing described it as renovated. 10 Pipit Parade, a four-bedroom house on 601 m² that its listing also described as renovated, sold for $1,845,000 in January 2026. Read together, these four sales describe a pocket where three-bedroom houses on blocks of about 600 m² have recently traded between $1,600,000 and $1,680,000, whichever way they were presented.

The campaign

The home was advertised without a price, as "Contact Agent", and our records show no change to that display while it was listed. The same Burleigh Heads agency handled both the 2024 and the 2026 sale. A "Contact Agent" listing leaves buyers to form their own view of the price from the evidence nearby, and I explain how that method works in this short video on Contact Agent listings.

I have not quoted a selling time for this home, because the records disagree. Public sales records place the sale in June 2026, while the advertised listing was only updated to sold in mid-July. For context, the median Burleigh Waters house that sold between July and September 2026 had been advertised for 41.5 days, across 32 sales. For sales in the three months to March 2026 it was 23 days.

What this one sale can and cannot tell you

One sale does not set a market, and this result was agreed in winter, before the September rate rise. Since then the Gold Coast indicators above have continued to describe longer selling times and more unsold stock.

What the sale does show is narrower and firmer. A three-bedroom Burleigh Waters house, presented as well kept rather than renovated, changed hands in mid-2026 at a price that moved in line with the suburb's median since late 2024 and sat close to the sales on its own street. Whether results like this continue as stock builds is something the next few months of recorded sales will show, and I will report them as they come in.

Fields Real Estate was not involved in either sale of this property.
