Is the Gold Coast property market about to crash? So far, Gold Coast property prices have held up remarkably well. But if you've been watching declining prices in other markets, you may be wondering whether the same could happen here. To answer this question, let's have a look at buyer demand from two different angles. Firstly, days on market is a measure of how long homes are taking to sell. And so it's a good indicator of current buyer demand with higher days on market indicating a weaker buyer demand. So let's take a look at the chart for the Gold Coast. And as you can see, it's shot up in recent months, rising from about 27 days in April up to 40 days in August. So buyer demand having significantly weakened on the Gold Coast just over the last few months. However, that reading of 40 is still well within the realms of normal for the Gold Coast. And that'll be partly the reason behind why property prices here have held up as well as they have. So while days on market is a good indicator of current buyer demand and the current strength or weakness of the market, it's not a good indicator on where this market will move to next. For that, we need to take a look at the new house lending indicator, our second measure of buyer demand. Now this is an indication of the current demand for new home loans as opposed to refinancing of existing loans. And it's one that's favoured by both the Reserve Bank of Australia and the Commonwealth Bank because it tends to move in about 12 months before house prices do and it provides us direction in which house prices will go. So let's take a look here in December 2025 when it came in with a reading of 20. That then halved down to 10 in the most recent reading in June. So that new house lending indicator has declined significantly over that six month period and indicates a sluggish outlook for house prices over the next 12 months. However, there's one metric in the data which indicates that it might put a floor in property prices. I cover that and much more in my Gold Coast Property Market Update report here.
