▶Houses only — units are not included in this median. Transaction-weighted composite of rolling 12-month suburb medians across 61 Gold Coast suburbs — our own transaction records; hover any point for the sale count behind it. The dashed tail is provisional: those quarters are chain-linked from the suburbs with current data (the panel and sale count are shown on hover) while the full coast-wide panel catches up. Toggle Sydney, Melbourne or Brisbane to compare price levels: capital-city lines are ABS established-house median transfer prices by Greater Capital City area (CC BY 4.0) — a different measure from our composite, so read the gap as broad positioning rather than a like-for-like figure; the latest ABS quarters are preliminary and revise.
Houses only — rolling-12-month median sale price, pooled across the Gold Coast, split by bedroom count and price band so you can see which home sizes and tiers move differently from the headline median. Pick a price band to see the size mix within a tier, or isolate one bedroom count. Our own transaction records (Fields data, compiled from public sale records); the most recent quarter or two revise upward as sales settle. Slices with too few sales to be reliable are hidden. Hover any point for the sale count behind it.
Median days on market — advertised date to sold date, agent-listed sales, from Fields data, pooled across the same Gold Coast composite suburb panel as the price chart above; houses and units counted separately. Excludes sales advertised three days or fewer (pre-sold / off-market stock listed only to record a result). The dotted line is the seasonal norm: the typical days on market for each calendar month over ten years, excluding 2020–2021. Toggle Sydney, Melbourne or Brisbane to compare — those are panels of suburbs price-matched to the Gold Coast (house median ~$1.2M–$1.7M, unit median ~$0.78M–$1.15M) measured the same way, so like is compared with like rather than a whole city against one coast (the seasonal norm hides while comparing). Not comparable with figures published by other providers, whose definitions differ.
Auction clearance rate — the share of scheduled auctions that sell — shown as a trailing four-week, volume-weighted rate to smooth week-to-week noise (SQM Research, since February 2020). It's one of the fastest reads on buyer demand. The Gold Coast isn't shown because it's a private-treaty market, not an auction market — very few homes here go to auction — so the capitals are the reference. Combined property types; auction clearance is not split house vs unit. Not comparable with figures published by other providers, whose definitions differ.
Nine QLD and national indicators tested against Gold-Coast-wide house-price momentum (the 61-suburb houses-only composite above; its most recent quarters draw on a reduced suburb panel and are provisional). Lead/lag structure measured on the 2008–2026 three-suburb analysis; correlation strengths recomputed at those lags against the Gold-Coast-wide series (2018–2025). Exploratory — correlation is not causation.
