What Does $1,500,000 Buy in Robina in 2026?
We found four houses trading around the $1,500,000 mark in Robina right now. They span $1,400,000 to $1,690,000, three to five bedrooms, and — remarkably — lot sizes from 119 sqm to 981 sqm. Same money, wildly different ground. Here's what each one actually gets you.
We found four houses trading around the $1,500,000 mark in Robina right now. They span $1,400,000 to $1,690,000 and three to five bedrooms.
The lot sizes range from 119 sqm to 981 sqm. Same money, wildly different ground. Here's what each one actually gets you.
The Lineup
1. 16 Tincurrin Court — $1,425,000
3-bedroom House at 16 Tincurrin Court, Robina
3 bed | 2 bath | 2 car | 640 sqm
The cheapest freestanding block on this list, and a renovated single-level home to go with it. Three bedrooms, two bathrooms with an ensuite, a pool, and air conditioning throughout, sitting on 640 sqm — almost exactly the suburb's median lot size of 675 sqm. The renovation leans into a specific, earthy Mexican-inspired aesthetic with rendered finishes and hardwood floors, so the styling is a taste decision rather than a blank canvas. At $2,226 per square metre of land, you're paying for the finished product, not the dirt. Sixty days on market suggests the look isn't for everyone.
2. 5 Peppertree Circuit — $1,625,000
5-bedroom House at 5 Peppertree Circuit, Robina
5 bed | 2 bath | 4 car | 981 sqm
The land play. At 981 sqm, this is the biggest block here by a wide margin, and it backs directly onto parkland in the Robina Groves pocket — a single-level, five-bedroom home held by the one family since it was built. Four car spaces, a shed, and a courtyard round out a layout built for space rather than polish. The two bathrooms across five bedrooms tell you where the priorities sit: this is square metres and a rare park-backed position, not a bathroom count. At $1,656 per square metre of land, it's the best value per sqm of the four by some distance.
3. 4 Ben Buckler Court — $1,690,000
4-bedroom House at 4 Ben Buckler Court, Robina
4 bed | 2 bath | 2 car | 812 sqm
The most expensive of the four, and the one built around indoor-outdoor entertaining. Four bedrooms on an 812 sqm block, with Tasmanian Oak floors, a formal and informal lounge, and a large covered entertaining area connecting the living zones to the yard. There's a pool and a courtyard. At $2,081 per square metre of land it sits between the renovated Tincurrin Court home and the raw-space Peppertree block — you're paying a premium over the median for a larger family footprint and a considered floor plan. At 54 days, it's moved faster than its two dearer-per-sqm neighbours.
4. 30 Peninsula Drive — $1,400,000
3-bedroom House at 30 Peninsula Drive, Robina
3 bed | 2 bath | 4 car | 119 sqm
The outlier, and the clearest illustration of what location does to price. The cheapest home here at $1,400,000 sits on just 119 sqm — a fraction of every other block — yet asks $11,764 per square metre of land, more than five times the rate of Peppertree Circuit. The reason is the address: an architectural, multi-level waterfront home overlooking the Greg Norman-designed golf course, with three bedrooms, a pool, a deck, a balcony and four car spaces stacked onto a compact footprint. Listed just seven days ago, it's the freshest option on the market. Here you're buying the water frontage and the golf-course outlook, not the ground beneath it.
What Stands Out
The headline number is the land spread. 5 Peppertree Circuit offers 981 sqm — 862 sqm more than 30 Peninsula Drive — for $225,000 more. Put another way, the two homes are roughly $200,000 apart in price and more than eight times apart in land. That gap is the entire trade-off at this price point in Robina: you can buy space, or you can buy position, but $1,500,000 rarely buys both.
The per-sqm numbers make it concrete. Peppertree's 981 sqm park-backed block runs $1,656 per square metre of land; Peninsula Drive's waterfront footprint runs $11,764 — the golf-course frontage commands a premium of more than seven times the rate. Between them sit two homes that split the difference in different ways: Tincurrin Court sells a finished, styled renovation on a median-sized block, while Ben Buckler Court sells the largest usable family layout with entertaining space built in. The bedroom count runs the same spectrum, from three at Tincurrin and Peninsula to five at Peppertree — more rooms travelling with more land, fewer rooms with a sharper address. There's no single "best buy" here; there are four different answers to the question of what you value most.
What This Tells Us About Robina
At $1,500,000, you're sitting almost exactly on Robina's median house price of $1,490,000 (rolling quarterly median, houses only) — squarely mid-market for the suburb. The lower quartile is $1,290,000 and the upper quartile $1,697,500, so this bracket is neither entry-level nor prestige; it's the broad middle where the most stock trades. That middle is deep and varied: within a $290,000 spread you can land a renovated single-level home, a near-quarter-acre park-backed block, a four-bedroom entertainer, or a waterfront golf-course residence. Robina's median house price is up +5.8% year-on-year, and homes are moving in a median of 34 days — so while the choice at this level is unusually wide, the well-positioned listings don't tend to sit around.
