The owners bought on Watts Drive fifteen years ago, before the Lake Orr boardwalk became one of the most sought-after addresses in the suburb. In July they sold under the hammer for more than double what they paid. Here is how the number came together.

The Result

41 Watts Drive, Varsity Lakes sold at auction on 11 July 2026 for $1,706,000. Sold in 22 days, against a suburb average of 26. Auction campaign โ€” no advertised guide. That price sits 21.9% above the Varsity Lakes rolling 12-month house median of $1,400,000 (houses only, based on 163 sales). It also clears the four-bedroom house median of $1,400,000 (based on 45 sales) by the same margin.

The last time this property changed hands, in November 2011, it sold for $699,000. The July result is a +144.1% capital gain over that hold.

The Property

This is a four-bedroom, two-bathroom house with parking for four, sitting on 196 sqm with direct access to the Lake Orr boardwalk. The block is small, but that is the point on this street โ€” the value is in the water frontage and the position, not the land envelope.

What separates it from much of the lakeside stock is ownership structure: the buyer takes both the house and the land, with no body corporate fees attached. A large share of the dwellings fronting Lake Orr are strata-titled townhouses carrying quarterly levies. A freestanding house on its own title, on the water, is a different and scarcer proposition โ€” and the market priced it accordingly. The outdoor entertaining space rates well, which matters on a lake-facing block where the aspect is the reason people buy.

The Market It Sold Into

Varsity Lakes was tight when this campaign ran. Months of supply sat at 1.9 โ€” under two months of stock at the current sales rate, which is a seller's market by any reading. Houses in the suburb are up 10.2% year-on-year. The suburb is in an expansion phase, and lake-frontage houses on their own title are the thin end of that inventory.

For context across the corridor, Varsity Lakes is moving faster than its neighbours: 22-day median days on market against 25 in Robina and 28 in Burleigh Waters, and the lowest supply of the three. Lake Orr frontage is the local premium here, the same way canal frontage carries Burleigh Waters โ€” buyers pay for the water, and there is rarely enough of it on the market to go around.

The Campaign

The property was offered by auction with no advertised guide and sold under the hammer on 11 July 2026, 22 days after listing. That is four days inside the suburb average of 26 โ€” close enough that the timing reads as a normal campaign for Varsity Lakes, not a standout in either direction.

The auction method itself is worth reading. When stock is this scarce and the asset is genuinely uncommon โ€” a freestanding house on the water, no body corporate โ€” an auction lets competing buyers set the ceiling rather than an agent guessing it in advance. The 21.9% premium to the suburb median is what that competition produced.

What This Means for Buyers and Sellers

For buyers active in Varsity Lakes above $1,700,000, this sale marks where the ceiling sits for lake-frontage houses on their own title. The four-bedroom median is $1,400,000, so a result 21.9% clear of it is not the going rate for the suburb โ€” it is what the water and the freehold title add on top. Buyers chasing that specific combination should expect to pay a premium over the median and should expect competition, because at 1.9 months of supply there is very little of it listed at any given time.

For homeowners nearby, the read is more specific than "prices are up." The premium here attached to two features buyers could not get elsewhere on the street cheaply: direct boardwalk access and a house-and-land title with no levies. If your home shares those attributes, this sale is a relevant comparable. If it is a strata townhouse a block back from the water, it is not โ€” and pricing off this result would be a mistake. The median tells you the suburb; the title and the frontage tell you the number.

Thinking of Selling in Varsity Lakes?

Fields tracks every house sale in Varsity Lakes and knows which features move the number and which don't โ€” the difference between a lakefront freehold and a townhouse two streets back is exactly the kind of detail that decides a result here.
