A renovated brick house on a 420 sqm block near Lake Orr sold for $1,380,000 — 1.4% under the Varsity Lakes house median, and inside ten days of hitting the market. It went to auction without an advertised price and never made it to auction day. Here is how the result came together.

The Property

31 Roundelay Drive is a four-bedroom, two-bathroom house with a double garage, set on 420 sqm within walking reach of the lake system that defines this pocket of Varsity Lakes. The current owners bought it in December 2022 for $1,050,000 and reworked it into a fully renovated home — open-plan living, timber floorboards, and a modern kitchen with a walk-in pantry that opens straight onto the alfresco zone.

The layout is built around indoor-outdoor living. A covered alfresco area flows off the kitchen, with a courtyard, balcony, and separate shed rounding out the outdoor space — a setup that scored a solid 7 out of 10 in our outdoor entertaining assessment. The master carries its own ensuite, and ducted air conditioning runs through the home. It is the kind of renovated, low-maintenance four-bedder that Varsity Lakes' family buyers move quickly on, particularly this close to the water.

The brick construction and single-level footprint keep running costs and upkeep predictable — a practical counterweight to the compact 420 sqm parcel, which trades backyard size for position.

The Market It Sold Into

Varsity Lakes is running hot for houses. The rolling 12-month house median sits at $1,400,000 across 144 sales, up +10.2% year-on-year — the strongest annual growth in the southern Gold Coast corridor we track, ahead of Burleigh Waters at +6.9% and Robina at +5.8% (houses only). Stock is thin, at roughly 1.8 months of supply, and homes are turning over fast: houses here are averaging 28 days on market.

That combination — double-digit annual growth, tight supply, and a young-family buyer base drawn to Lake Orr, Bond University, and Robina Hospital — is what gives well-presented four-bedroom homes their momentum. A renovated house near the water doesn't tend to sit. It sets the pace.

The Campaign

The home was listed on 20 July 2026 as an auction, with no advertised price guide. It sold ten days later, on 30 July — well before auction day. Against a suburb average of 28 days on market, that is a genuinely quick result: this home found its buyer roughly 18 days faster than the typical Varsity Lakes house, a sign of real competition early in the campaign rather than a drawn-out negotiation.

Because the campaign ran without a guide, there is no advertised figure to measure the result against. What the timeline tells us instead is that a no-price auction strategy, in a suburb where 73.3% of houses sell within 30 days, brought a committed buyer to the table quickly and closed before the auction was needed.

The Result

31 Roundelay Drive, Varsity Lakes sold on 30 July 2026 for $1,380,000. Sold within 10 days of listing — roughly 18 days faster than the 28-day suburb average. Listed at auction with no advertised price guide. 1.4% below the rolling 12-month Varsity Lakes house median of $1,400,000 (based on 144 sales). Also 1.4% below the four-bedroom house median of $1,400,000 (based on 35 sales). Up +31.4% on the December 2022 purchase price of $1,050,000.

What This Means for Buyers and Sellers

For buyers active in the $1,300,000–$1,400,000 band in Varsity Lakes, this sale is a reminder that renovated, water-adjacent four-bedders don't wait for you to deliberate. This one was under contract in ten days. When a home sells that far below auction day, the buyers who win are usually the ones who inspected early, understood the median, and moved with a firm number. At 1.8 months of supply, hesitation costs you the property, not the price.

For homeowners thinking about selling nearby, the read is straightforward. A renovated home landed within 1.4% of the suburb median and did it in ten days — clean evidence that presentation and a decisive campaign convert quickly in this market. The +31.4% lift on a late-2022 purchase also shows how far Varsity Lakes house values have moved in under four years. The demand is here; the question is whether your home is ready to meet it.
