A five-bedroom waterfront home at 34 Beauty Point Drive has come to market asking $2,349,000 — 42.4% above the suburb's upper quartile of $1,650,000. This is a ceiling test. Watch what happens next.
The Property
The home sits on 1,143 sqm on Robina Island — a block nearly 70% larger than the suburb's median lot of 675 sqm. Under roof, it runs to 471 sqm across five bedrooms and two bathrooms, with parking for five cars, a pool, and a courtyard. It has waterway frontage and, per our analysis, both city and water outlooks. The current owners have held it for more than 20 years, and the listing signals renovation potential rather than a completed, turnkey product — "renovate or move straight in," in the vendor's words.
That framing matters. This is not a freshly finished trophy home priced on new fittings. It's a large, well-positioned, long-held property whose premium rests on land, location, and outlook rather than a recent full renovation. The bones and the block are doing the heavy lifting here.

Why This Sale Matters
Upper-limit sales set the reference point for every comparable vendor who lists after them. If 34 Beauty Point Drive sells at or near $2,349,000, it re-anchors the top of the Robina house market and gives owners of large waterfront blocks a number to point to. If it sits, softens, and reduces, that's equally useful — it tells the market where the real ceiling is right now, not where an asking price hopes it might be.
So the honest question is whether the premium is grounded or aspirational. There's a real case for grounding. The lot is well above median size, it's genuine waterfront with water and city views, and at five bedrooms it sits above the typical four-bedroom Robina standard. Land and position are the two attributes the market pays for most reliably, and this property has both. Against the median price for a five-bedroom Robina home of $1,670,000, though, the ask is +40.7% — and that gap is the part the market has to be convinced to close.
The counterweight is that the home is presented as a renovate-or-live proposition, not a finished luxury product. Buyers at $2,349,000 typically expect either move-in-ready quality or a value equation where the land alone justifies the number. This sale will test which of those two logics Robina's top-end buyers are running.
What the Numbers Say
Robina's rolling market currently shows a median house price of $1,520,000, with a lower quartile of $1,270,000 and an upper quartile of $1,650,000, drawn from 113 house sales tracked over the last 12 months. The asking price sits $699,000 above that upper quartile.
Asking price: $2,349,000
Suburb median (houses): $1,520,000
Upper quartile (75th percentile): $1,650,000
Five-bedroom median: $1,670,000
Premium above upper quartile: +42.4%
Premium above five-bedroom median: +40.7%
On timing, the home was listed 14 days ago against an average of 56 days for five-bedroom Robina houses. That's well inside the norm — this is a just-listed property, and days on market tells us nothing yet. What it does mean is there's a long runway ahead to watch how the market responds.
The wider Robina picture is an expansion phase: house prices are +10.9% over the year, though the most recent quarter softened -2.9%. It's a market that has moved up but is not sprinting. For comparison, neighbouring Burleigh Waters ran +23.7% year-on-year — a reminder that Robina's growth, while solid, hasn't been the corridor's fastest.
Our Take
This is aspirational pricing with real foundations underneath it — and that's exactly what makes it worth watching. The land size, waterfront position, and five-bedroom footprint are legitimate reasons to price above the pack. But +42.4% above the upper quartile is a large step, and it's being asked on a home marketed as having renovation upside rather than finished luxury. The buyer has to see the block, not just the house. Robina's most recent quarter cooling -2.9% adds a note of caution: the vendor is testing the ceiling in a market that has paused for breath. A sale at or near asking would genuinely confirm Robina's top end has arrived at a new level. A reduction toward the low $2 millions would tell us the ceiling is real but lower than the ask. Either way, this one draws the line for everyone watching.
