Status: Actively expanding โ€” multiple construction projects underway Location: Southport (between Gold Coast University Hospital and Griffith University) Long-term target: $5 billion precinct, 12,000 jobs Current scale: Already the southern hemisphere's largest health and knowledge precinct

What Is the GCHKP?

The Gold Coast Health and Knowledge Precinct (GCHKP) โ€” branded as Lumina Gold Coast โ€” is a purpose-built district in Southport combining world-class healthcare, university research, life sciences, and innovation within a single connected campus. It is already described as the southern hemisphere's largest health and knowledge precinct, and it is still growing rapidly.

The precinct is bounded by three anchor institutions: - Gold Coast University Hospital (GCUH) โ€” Queensland's second-largest public hospital (995 beds; 700,000 patient contacts per year) - Griffith University (Gold Coast campus) โ€” approximately 25,000 students - Gold Coast Private Hospital โ€” one of Queensland's largest private hospitals (500 beds)

Together these institutions form the research, clinical, and educational core of a precinct that is now attracting global health, biotech, and life sciences investment at an accelerating rate.

The Scale of What's Being Built

RDX โ€” Research and Development Centre of Excellence (Northwest Healthcare Properties)

The single most significant piece of new construction at the GCHKP:

  • Developer: Northwest Healthcare Properties (Australia's largest healthcare real estate owner)
  • Cost: $154 million
  • Rating: 6-Star Green Star (the highest available sustainability rating)
  • Status: Under construction โ€” expected completion late 2025 / 2026
  • What it is: An 8-level research and innovation building containing the world's first Image-Guided Surgical Training and Technologies Centre outside of a hospital. The centre houses Philips' Azurion biplane interventional neurosurgery platform โ€” a globally unique facility for training surgeons in advanced neurovascular procedures.
  • Connected: A bridge link connects RDX directly to Gold Coast Private Hospital, enabling seamless clinical-research integration.
  • Tenants: Life science companies, biotech researchers, clinicians, health tech startups, and education providers.
  • Impact: Positions the Gold Coast as a genuine international life sciences hub. Creates hundreds of highly skilled, high-income jobs in a sector with national and global reach.

Key Worker Housing โ€” 878 Build-to-Rent Units (UBS Real Estate Nominees)

  • Developer: UBS Real Estate Nominees Australia
  • Status: Development application lodged with EDQ (Economic Development Queensland)
  • What it is: 878 build-to-rent apartments on a 17,330m2 site within the GCHKP โ€” the final residential-zoned site in the precinct. Includes 176 affordable housing units (20% of the total).
  • Who it serves: Healthcare workers, researchers, students, and clinical staff who need affordable accommodation close to the hospital and university
  • Impact: Addresses one of the most acute housing pressure points in the Gold Coast โ€” affordable housing for essential workers near their place of employment

Why the GCHKP Matters for the Southern Gold Coast

The Gold Coast Health and Knowledge Precinct has for years been a significant employer โ€” but at a scale that was somewhat invisible relative to the city's tourism and construction identity. That is changing rapidly.

Employment base: The precinct is on a trajectory to employ 12,000 people. Healthcare is one of Australia's fastest-growing employment sectors. The jobs being created here are in high-skill, high-income categories โ€” medicine, research, biotech, engineering, teaching โ€” that have very different spending and housing patterns to hospitality or retail employment.

Population stability: Unlike construction workers or tourism workers, healthcare and research professionals tend to be long-term residents. They buy or rent long-term, invest in their local communities, and are relatively recession-resistant. Their housing demand is stable.

Education demand: Griffith University's Gold Coast campus (25,000 students) creates continuous demand for student accommodation, services, and ultimately graduates who stay in the region. The GCHKP is a major reason graduates from health, science, and technology disciplines can find high-quality employment on the Gold Coast rather than relocating to Brisbane or Sydney.

Virtuous cycle: As the precinct grows and attracts more global institutions and companies, it becomes more attractive to others. RDX's globally unique neurosurgery training facility is a competitive differentiator โ€” there is literally nowhere else in the world outside a hospital where this training is available.

The Lumina Precinct Brand

The GCHKP has been rebranded as Lumina Gold Coast โ€” a positioning effort to attract global investment and talent by presenting the precinct as a cohesive destination, not just a collection of healthcare facilities. The Lumina brand encompasses the university, hospitals, research buildings, residential, retail, and amenity components of the precinct.

The Lumina precinct is located within a Priority Development Area (PDA) โ€” a state government planning instrument that enables faster approvals for development aligned with the precinct's strategic intent. This is a significant enabler for the development pipeline.

Connection to the Broader Gold Coast

The GCHKP sits in Southport โ€” the Gold Coast's administrative and commercial CBD โ€” and is physically adjacent to the broader Southport CBD Priority Development Area, the Broadwater Parklands, and (from 2030) the new Gold Coast Arena.

For residents in suburbs like Parkwood, Arundel, Ashmore, Molendinar, and Bundall, the GCHKP is an employment hub within easy commuting distance. The precinct's growth is one of the structural reasons these suburbs have seen strong price growth โ€” they are catching up to their fundamentals as employment and amenity invest in their neighbour.
