5 Fulmar Place, Burleigh Waters: An Original 21-Year Hold Sells for $1,840,000 After a Price Cut
The five-bedroom house at 5 Fulmar Place changed hands for $1,840,000 in early August — its first sale in 21 years. The campaign opened without a price, moved to an "urgent sale" guide, then took a reduction before it found its buyer. Here's how the number came together.
The five-bedroom house at 5 Fulmar Place changed hands for $1,840,000 in early August — its first sale in 21 years. The campaign opened without a price, moved to an "urgent sale" guide, then took a reduction before it found its buyer. Here's how the number came together.
The Property
Set on 627 sqm, 5 Fulmar Place is a five-bedroom, two-bathroom house with a double garage — a genuine family footprint on a standard Burleigh Waters block. It last sold in December 2005 and had stayed in the same hands for two decades, coming to market for the first time in 21 years.
The home leans on lifestyle basics rather than a recent renovation. There's an inground pool and an outdoor entertaining zone that rated 8 out of 10 in our photo review, plus ducted comfort from air conditioning, a dishwasher in the kitchen, and a separate shed for storage or a workshop. It's the kind of layout that suits a larger household — five bedrooms is a configuration Burleigh Waters buyers chase and the suburb rarely supplies in volume.
What it does not carry is a full modern refit. A property held since 2005 and offered for the first time in 21 years tends to present close to original, and that matters for where a five-bedroom home lands against its peers — a point the numbers make plain below.

The Market It Sold Into
Burleigh Waters remains in a growth phase. Houses are up +6.9% year-on-year (houses only), and the rolling 12-month median sits at $1,925,000 across 191 sales. But the recent read is softer than the annual one: the quarter-on-quarter move is -4.9%, and supply has loosened to 3.6 months — noticeably deeper than tighter corridor suburbs like Varsity Lakes (1.8 months) and Robina (2.2 months).
That combination — solid annual growth, a softer quarter, and more homes to choose from — gives buyers room to be selective, especially at the top of the market. Well-presented homes still move quickly; the suburb's median days on market is 29 days, and just over half of sales close within 30. Homes that need a discerning buyer to look past presentation take longer and often need a sharper price to get there.
The Campaign
This was not a quick sale. The property first went to market without an advertised price, then in late April carried a guide of $1,900,000 under an "urgent sale, offers over" banner. In early May that guide was cut to $1,849,000 — a reduction of -2.7% — before the sale settled at $1,840,000 on 3 August. So the eventual price sat just under the reduced asking, and -3.2% below where the guide first landed at $1,900,000.
The extended run and the price adjustment tell a consistent story: an original five-bedroom home, in a quarter where supply had deepened, needed a recalibrated price to meet the market. The reduction did its job — it brought the guide in line with what a buyer was willing to pay.
The Result
5 Fulmar Place, Burleigh Waters sold on 3 August 2026 for $1,840,000.
First advertised at $1,900,000 ("urgent sale, offers over"), reduced once to $1,849,000 (-2.7%); the sale price came in -3.2% below the first guide.
That's 4.4% below the Burleigh Waters rolling 12-month house median of $1,925,000 (191 sales).
And roughly $460,000 under the median for five-bedroom houses of $2,300,000 — though that benchmark rests on just 19 sales, a thin sample that can shift with a single transaction.
What This Means for Buyers and Sellers
For buyers active in the $1,800,000–$2,000,000 band, this sale is a useful marker. Five bedrooms in Burleigh Waters typically commands a premium, yet an original home landed well under the five-bedroom median. The lesson isn't that big homes are cheap here — it's that presentation and price expectation drive the gap. A buyer prepared to take on an original home on 627 sqm, with a pool already in the ground, bought size and land for close to the general house median rather than the five-bedroom one.
For homeowners weighing a sale nearby, the campaign is a reminder that the current quarter rewards accurate pricing. With supply at 3.6 months and the quarterly median easing, an ambitious opening guide can stall — and a mid-campaign reduction, while effective, resets buyer perception. Homes that open at a defensible number tend to transact inside that 29-day median; those that start high often spend longer on market before arriving at a similar result.

Every street in Burleigh Waters prices differently, and a five-bedroom original home reads nothing like a renovated four-bedroom two blocks over.
